As part of the repair methodology, we need to assess the foundation to determine why the foundation settled and how best to repair it. The repair method usually involves stabilizing and sometimes even relifting the foundation back to the original position. There are many tools that we use to stabilize and lift a foundation. This could include:

  • Post and beam installation: If the foundation wall is older and without a footing, sometimes we can install a post and beam system to augment the existing foundation wall.
  • Remove and replace: Removing an old, settled footing and replacing it with a similar one that is now on compacted or virgin soil is all that is needed.
  • Piering: piering is where we drive a steel pier, either a push pier or a helical pier, into the ground to reach that bearing soil. Then the load of the house is transferred to the pier and lifted accordingly.
  • Grouting and stabilization: Voids can occur under a footing, causing settlement. Using cementitious or chemical grouts can help to stabilize, or even lift, a foundation.
  • Hydraulic rams: Sometimes, footings settle and then bottom out with the settlement. These hydraulic rams can be used to lift the framed portion of the home back into place, and the foundation wall is then adjusted to be able to support the framing, and the rams are removed.
