Crawlspace Condition on Salt Spring Island

This crawlspace on Salt Spring was typical with old batt insulation and rodent issues.  After it was cleaned out and sprayed with Benefect disinfectant as an alternate to laying down CleanSpace. R20 closed-cell spray foam was installed to insulate the space. Poorly insulated crawlspaces allow for condensation to form on the wood framing, which then leads to wood rot, mould, mildew, ants, etc. Closed cell foam is a permanent and seamless vapour barrier and prevents condensation from forming on the rim joists, thereby preventing wood rot.
