<p>By removing the brick work, we were able to source the issue, which was indeed a combination building paper detail along with a lack of curb wall.</p>
<p>We replaced the plywood, installed waterproofing to prevent seepage, and re-built the wall with proper rain screen, flashing, and new materials.</p>

<p>Three steps are needed to prevent rim joist condensation:</p>
<p>1. Stop the earth moisture from wicking up through the crawlspace floor. A new groundseal is usually the most effective method.</p>
<p>2. Stop using passive vents in the crawlspace walls and switch to mechanical ventilation.</p>
<p>3. Install some form of insulation on the rim joist that has air & vapour barrier componet. Batt insulation sucks at this, even with 6mil poly and accoustical sealing. Closed cell spray foam is the best solution for retrofit crawlspaces.</p>
<p> </p>
<p>In this crawlspace, we replaced the rim joist and to prevent the problem from re-occurring, we installed our patented CleanSpace two-layer ground seal liner, R20 closed cell spray foam, and mechanical ventilation.</p>
<p>This crawlspace is now clean & dry, the structure of the home is sound, and the owners love their home!</p>
<p>The rim joist of this crawlspace was rotted due to condensation forming, which was a major structural issue. Condensation forms on rim joists through a combination of factors; when the crawlspace is passively vented to the exterior, poor insulation/air/vapour barrier on the rim joist, and humidity comes up through the skim coat. Passively vented crawlspaces rarely work as expected, due to stack effect in a home. And in the winter, all the moisture in the crawlspace will develop as condensation on the cold rim joists. This condensation then rots out the wood, causes mould, musty smells, and attracts carpenter ants.</p>

<p>Our solution provides not only a clean, dry crawlspace, it also comes with a 25 year fully transferable warranty. We have battery back-up systems available too, in event of a power failure (this job was rural Parksville area).</p>
<p>Despite having the perimeter drain replaced by an alternate contractor who ‘specializes’ in perimeter drains, this crawlspace was still flooding. The problem? An exposed footing means that perimeter drains are higher than the floor - and water flows downhill. So the home owner dropped a lot of money ($15K +) and the problem still exists.</p>

Both LiveSmartBC and EcoAction programs were terrific, as they really helped a lot of homeowners be able to upgrade their homes. <p>One of the downfalls of these rebate programs is that they were targeting the “low hanging fruit” of the residential home. When you discover a leak in your cellar, the most important thing to do is identify exactly where it's coming from so you can rectify the problem as quickly as possible.
<p><img style="margin: 10px; float: right;" src="https://cdn.treehouseinternetgroup.com/uploads/blog/1451/medium/iStock_000003367401XSmall.jpg" alt="Cellar Waterproofing British Columbia" width="250" height="374" />When you discover a leak in your cellar, the most important thing to do is identify <em>exactly </em>where it’s coming from so you can rectify the problem as quickly as possible. Next call a local experienced cellar waterproofer, that is equiped to solution all cellar leak and crack problems. Here’s a run-down of the most common ways that water makes its way in to your cellar - but remember that it might be entering from multiple places:</p>
<p><strong>Wall-floor joints</strong></p>
<p>Even in supposedly waterproof concrete structures, leaks can occur at construction joints. They’re the weakest point for hydrostatic pressure (when moisture-logged soil expands and the weight of the water presses on foundations). These joints are often the cause of more severe cellar floods.</p>
<p><strong>Wall cracks</strong></p>
<p>There are four key ways in which water can make its way through cellar walls:</p>
<ol start="1">
<li>Via cracks in concrete walls</li>
<li>Around badly-sealed pipe penetrations</li>
<li>Through gaps in the grout within stone walls</li>
<li>Seepage through concrete walls</li>
</ol>
<p><strong>Plumbing leaks</strong></p>
<p>The humble washing machine pipe can cause havoc unless treated with respect. They’re designed to be turned off when your machine isn’t being used. If you’ve got old-fashioned rubber hoses and you don’t turn them off you're putting your home at risk of a sizeable flood. Be warned - if a hose bursts, up to 650 gallons of water can escape. Such floods shouldn’t be underestimated; it’s not unknown for water to rise up as far as your windows.</p>
<p><strong>Doors</strong></p>
<p>Homeowners frequently report that water is entering their home from the outside via their cellar door. It can also get in through a walk-in cellar door or garage door entrance.</p>
<p><strong>Floor cracks</strong></p>
<p>When your cellar was built, hard-packed soils were excavated that had been there for many years. Post-construction, some of that soil is poured back in to fill the gap below the floor and around the foundation walls. This soil is lighter and more porous than the undisturbed soil around it. Since water absorbs more effectively in these ‘fluffy’ soils, a "clay bowl effect" is created whereby water pools around your home. It will try to enter your cellar wherever it can, so if your floors have cracks, you’re welcoming it in with open arms. </p>
<p><strong>Windows</strong></p>
<p>Cellar windows are prone to flooding since they can corrode and water then pools outside. If your cellar window wells are clogged up with snow, ice, or water, this will significantly worsen the problem.</p>

<p>Next install crawl space support jacks in floors to support sagging or damaged wood due to moisture, rot and water.</p>
<p>This is followed by the installation of a 20 millimeter crawl space liner and insulation called CleanSpace. CleanSpace stops water vapor from being pulled through the soil and into your home. This, combined with the elimination of standing water issues controls the moisture from seeping into the air in your home.</p>
<p>Lastly a SaniDry Air System or dehumidifier is installed in the crawlspace. The crawlspace system’s temperature can now be controlled to within 3 degrees of the home’s temperature.</p>

<p>Yesterday, I was speaking with a home owner in Nanaimo, and he was trying to figure out why his crawlspace was still musty smelling, even after he increased his venting (as recommended by his neighbour). Subsequently, he placed batt insulation in the ceiling of the crawlspace to keep his floors from becoming too cold. And the musty smell was still there. This is just another example of how bad advice can cause a homeowner to waste money installing products that don't work. We're off to inspect his crawlspace next week....</p>
